You scrubbed it, it looked gone, and a few months later it's back. Mold that keeps returning in a West Springfield or Westfield basement almost always means the moisture behind it is still there. Here's why it happens and what actually stops it. If you need help now, call Longo at (413) 779-9050.
Why basement mold comes back
Cleaning the surface doesn't reach what's inside. Drywall, wood, and carpet pad soak up moisture. Wiping the spot you can see leaves the growth inside the material.
The water source was never fixed. A slow pipe leak, seepage through the foundation, or a sump pump that runs too often keeps feeding it.
The air stays damp. Basements run humid, especially in summer, and condensation forms on cold walls and pipes.
Wet materials were left in place. Carpet or pad that got soaked in an old leak and was never fully dried is a common hiding spot.
What helps
- Run a dehumidifier and keep humidity under 60%. A cheap hygrometer will tell you where you stand.
- Fix leaks as soon as you find them, even small drips.
- Point gutters and downspouts away from the foundation.
- Keep boxes and cardboard off the floor and away from outside walls.
- Check the basement after heavy rain or snowmelt.
When it's time to call a pro
- It's come back more than once.
- The basement smells musty even when you can't see mold.
- Visible mold covers more than about 10 square feet, the EPA's rule of thumb for calling a professional.
- The basement has flooded or taken on water.
What Longo does
We find where the moisture is coming from and measure what's still wet in walls, floors, and pad. Then we dry it out and handle mold remediation. If carpet or pad got wet, we'll tell you plainly whether it can be cleaned or needs to come out.
